Notice is hereby given that the Board will hold a Public Hearing on Tuesday, October 9, 2018, 7:00 P.M., Meeting Room A, Town Campus, 8 Campus Drive, Madison, CT, to consider the following:

8212.  30 Bushnell Lane, Parcel B.  Map 27, Lot 87.  R-2 District.  Owner/Applicant:  Carolyn A. Dyer Trust.  Request to vary Sec. 2.4 of the Madison Zoning Regulations to permit a building lot without required frontage.

8213+CSP.  30 Toffee Lane.  Map 13, Lot 118.  R-5 District.  Owner:  Mano Luciani; Applicant:  Fred Candido.  Request to vary Secs. 3.6 (a,c,d), 3.8 & 2.17 of the Madison Zoning Regulations to allow a 27.1 ft. front yard where 30 ft. is required; to allow a 9 ft. east side yard to steps where 12 ft. is required; to allow a 16.6 ft. rear yard where 20 ft. is required to the landing and stairs;  to allow a 10.3 ft. west side yard where 12 ft. is required to the landing and stairs; to allow 1,237 Sq. ft. coverage (1,248 sq. ft. existing) where 1,000 sq. ft. is allowed; to allow 2,245 sq. ft. floor area (2,336 sq. ft. existing) where 2,000 sq. ft. is allowed; and 24.9 ft. to the Critical Coastal Resource where 50 ft.is required; all to permit construction of a single family dwelling.  Coastal Site Plan Review required.

8215.  72 Harbor Avenue.  Map 24, Lot 203.  R-4 District.  Owner:  Christine Perrelli; Applicant:  Gulick & Co.  Request to vary Secs. 3.6(a&c) of the Madison Zoning Regulations to allow a 27.7 ft. front yard to enclosed porch were 30 ft. is required and 26.2 ft. to 2nd floor addition where 30 ft. is required; 5.1 ft. rear yard to enclosed porch where 20 ft. is required, 10.1 ft. to 2nd floor addition where 20 ft. is required; all to allow addition on the north side of the existing dwelling.
